What to Look for in a Residential Film Location

Light and Space

For photoshoots and lifestyle production, natural light is typically the single most important factor. It’s worth checking window orientation and ceiling height, plus smaller details like whether space gets direct or diffused light at the time of day you’ll be shooting. These details can make or break a location, so we’d always recommend visiting in person at roughly the same time as your planned shoot.

Venues with multiple rooms or floors are also worth prioritising, since they allow productions to shoot different scenes or setups within the same booking. This type of efficient use of space can save considerable time (and costs) on tighter schedules.

Production Logistics

Load-in access is one of the first things to confirm. Can equipment, lighting rigs and props enter easily? For larger productions, street-level access and freight elevator availability will make a real difference to your setup time.

Parking and the New York City Hot Zone are also important if your production involves trucks or equipment vehicles. It’s worth asking whether the venue falls outside NYC’s ‘Hot Zone’ (the permit system that governs which streets can accommodate production vehicles). Thirdly, power capacity is another one to check early. Production lighting and equipment can draw significant power, so you’ll want to confirm the venue’s electrical infrastructure can handle your setup.

Finally, art and furniture clearance also varies by venue; some spaces will allow the production team to move items freely, while others require specialist handling. Cocoon pro tip: for bigger productions that require exterior lighting to simulate natural light indoors, the floor level of the property becomes a key consideration. Higher-floor locations may not be suitable, while brownstones with a frontyard and backyard, or lower-floor properties, tend to work well. If the space is in a lower floor of a commercial or residential building, make sure the building has fully approved exterior lighting. For brownstones, send a proposed exterior lighting layout to the venue team in advance to ensure there’s zero impact on neighbours. We’ve had productions paused because exterior light reached a neighbouring window, so getting this confirmed early saves everyone time and stress.
