Perched above Broadway in the heart of SoHo, Casa Panorama is 7,800 sq ft of purpose-built creative infrastructure spread across two floors and a rooftop. This is a commercial venue designed from the ground up for productions, showrooms, and immersive brand work.

Concrete floors, white walls, curated artwork, and designer furniture give the space a clean, modern foundation, but what sets it apart is the technology woven into every room: a dedicated XR stage, screening capabilities, and production-grade A/V throughout are just some of the features that separate this Casa from other production venues in Manhattan.

We’re going to walk through the space section by section, starting with the main floor on Floor 27 and moving through the breakout rooms, the XR stage, and up to the rooftop. Along the way, you’ll see how Casa Panorama supports everything from media productions and brand activations to corporate events and fashion showrooms.

Arriving at Casa Panorama

The entrance is at street level on Broadway, which already sets it apart from the typical freight-elevator-only situation you run into with a lot of SoHo commercial spaces. The front desk staff are there to look after floor access, so there’s a managed arrival experience for guests and crew alike. And, handily, a freight elevator handles heavy load-ins, and there’s a separate service entrance for larger setups.

Once you’re up on Floor 27, the first thing you’ll notice is just how open the space is. The layout is wide, with concrete floors running through the entire space and large bay windows that pull in natural light, while panoramic city views frame the horizon.

Look up and you’ll notice how the exposed structural beams and recessed linear lighting overhead add depth to the ceiling plane. Take a breath. Wow.

It’s also worth noting that the space is wheelchair accessible at street level, and the building has air conditioning and heating throughout.

The Main Lounge and Bar Area

The central lounge anchors the main floor. This lounge space is where the energy of the space will naturally center during your event, be it for a networking reception or greeting clients for a showroom presentation. There’s a built-in bar that sits along one side and stylish shelving ready for configuration. Moreover, the presence of flexible seating throughout this whole space means the configuration can shift depending on what the specific needs of your hire calls for.

The furniture in the lounge is designer-grade and the art collection, of course, is extensive. Worth noting: all artwork (while cleared for photography) is strictly immovable and must remain in place If your production involves close interaction with specific pieces, it’s worth just checking the details with the Cocoon operations team beforehand.

The XR Stage and Immersive Production Zone

This is probably the most distinctive feature of Casa Panorama, and the one that separates it from other ‘unconventional’ venues in Manhattan. A dedicated XR (extended reality) stage – yes, you heard that right – sits within the space, equipped for immersive production work. So if you’ve been scouting for a location that can handle advanced filming setups + virtual environments + mixed-reality content creation without needing to bring in a full external rig, Casa Panorama is built for exactly that.

The stage includes projector capabilities which makes it ideal for film productions, commercial shoots or immersive brand experiences. Plus, production teams working in content-heavy campaigns or experiential marketing will find the technical backbone already in place. Paired with high-speed WiFi, HDMI connectivity, and an iPad-controlled sound system, the production infrastructure is suited to handle basically any creative or logistical need – and if it can’t, the Cocoon team will be happy to help you find the solution,

For brands exploring immersive activations or even agencies producing content that blends physical and digital environments, the XR stage makes Casa Panorama a serious contender.

Screening Room and Presentation Space

Adjacent to the main floor is a dedicated conference and media room that doubles up as a screening environment. It’s fitted with projection capabilities and screen and TV setups, making it great for hosting film screenings, product reveals, investor presentations, et al.

The room has its own contained atmosphere which means it can easily function as a separate space or ‘focused’ zone when the main floor is running a completely different programme.

Breakout Rooms and Collaborative Spaces

Beyond the main floor, Casa Panorama includes breakout areas that can serve as natural extensions of whatever you have happening in the primary space. These rooms are great for strategy sessions, production coordination, creative workshops, or simply as private spaces to give talent and crew somewhere to decompress between takes. The main showroom floor includes one bathroom, with an additional bathroom available when the lower level is part of your booking.

For offsite meetings and team-building events, the combination of a large open floor with smaller, more contained rooms means you can beat cabin fever by structuring your hire day across the whole space. Run a morning session in the main lounge, break into smaller groups, regroup for a presentation in the screening room, and close with drinks at the bar. A perfect hire, an ideal event.

Floor 26, Floor 27, and the Rooftop

Casa Panorama spans Floor 27, Floor 26, and a rooftop terrace, giving it a uniquely vertical range for an event hire space. Floor 27 hosts the main creative and event areas we’ve walked through so far. Floor 26 is available for larger productions and adds significant capacity, if that’s what your event calls for. Finally, the rooftop opens up additional outdoor space, with city views that bring a completely different atmosphere to the mix.

As you might imagine, this makes Casa Panorama an extremely flexible space; for example, a gallery installation can flow across both floors or a showroom activation can use Floor 27 for the display and the rooftop for guest hospitality. A full-day production can spread equipment across the available levels. You get the idea.

The rooftop in particular adds something that we think is pretty rare for SoHo spaces. Between the city skyline views and the 1,500 sq ft of exterior space between the balcony and rooftop, the rooftop makes Casa Panorama for photo shoots, editorial campaigns or even influencer content where the backdrop needs to look and feel like New York.

Natural Light and SoHo Energy

Another point to note is just how light and airy the space is throughout the day, with light entering through large bay windows on multiple sides. This is great for production teams (strong natural light means less reliance on artificial setups for certain kinds of work). Even the interior areas don’t necessarily feel ‘closed off’, as the glass doors between zones help to distribute light down into all the floors.

A bit about the neighbourhood. Casa Panorama sits near the galleries of Walker and Lispenard, a short walk from the Canal St. subway station (lines 6, J, Z), and minutes from restaurants like La Mercerie and Le Coucou. Downtown Manhattan at its most quintessential.

Why Casa Panorama Works

At Cocoon, we work with production teams, brand managers, and event planners daily, and what we hear most often about Casa Panorama is how adaptable the space is. Instead of stitching together a venue for the main event, a separate studio for content capture, and a third location for hospitality (for example) Casa Panorama gives you all of that under one roof.

This, plus the XR production capability, makes Casa Panorama a strong fit for media productions, showrooms (including fashion showrooms during market weeks), corporate events, and offsite meetings where the venue needs to really make an impression. Also: freight elevator access, street-level entry, air conditioning, heating, and full A/V infrastructure are already in place.
