Discover Casa Strand, one of the latest additions to the Cocoon spaces. Downtown NYC factory warehouse from the 1800’s renovated into a triplex with mezzanine for the primary suite, main level with open-floor living room and lower level with two bedrooms, media room and atrium.

When asked how they chose this space, our property partner (owner) answered:

“We’re always looking for a project, not a recently renovated space. We’re also drawn to mezzanines and spaces with large volumes. It’s very tough to find something that hasn’t been touched in a long time in NYC. You just have to be patient and persistent, but the spaces are out there.”

The Vision

The owner’s goal was to create a space that feels both comfortable and inspired, reflecting the charm and elegance of a bygone era while embracing contemporary aesthetics.

“When we set out to renovate and design this property we loved the idea of a Parisian modern theme. We tried to keep it minimal, modern and light with a touch of old world class. When people walk in, we want them to feel invited in, but surprised at the reveal of the long hall into a large living space.“

Where does the name Casa Strand come from?

The property’s history is evident in design highlights like the floor-to-ceiling bookshelves that once belonged to the previous owner, a rare book collector at the iconic Strand bookstore. The framed newspaper clippings from 1894 found in the floorboards, the gilded mirrors and a refinished chess table left by the previous owner, add to the space’s character, blending historical elements with modern design that inspired the name for this outstanding Casa.

Unique Features

As for their favorite areas, the owner shared: “The barrel-vaulted ceilings are easily my favorite. They were covered in popcorn stucco when we purchased the apartment and were stained yellow from all the indoor smoking that had been done. We scraped it all off and revealed a beautiful industrial raw finish. I decided it would be perfect to keep as it is and just seal it. Then we lit it accordingly and now we’re obsessed.”

Throughout the property, thoughtful touches and attention to detail abound, from the carefully curated lighting that sets the perfect ambiance to the strategically placed skylight windows. One of the focal points in the expansive living space is an overhead art piece light fixture called the “floss coordinates,” composed of five different chandeliers woven into a cone shape. This striking piece not only incorporates the brass from the mirrors left behind by the previous owners but also draws guests into the center of the space. The all-white kitchen features a marble backsplash, burners integrated into the countertop, and a skylight that floods the space with natural light. The fire escape offers the opportunity for iconic NYC shoots, making Casa Strand a well-rounded space for any type of photo and video shoot, fashion showroom, and corporate events.
